Where to look in Jávea

Two capes frame the bay. Cabo de San Antonio rises to the north, beneath Montgó, and Cabo de la Nao reaches out to the south. Between them, the town settles around the water in distinct areas, each with its own way of living.

• The capes: cliff-top villas, open horizons and the coves of Granadella and Portitxol close by.
• The port and the Arenal: walkable days, the beach at the door, lunch by the sea.
• The old town: restored stone houses, shaded courtyards and narrow streets around the fortified church.
• The slopes of Montgó: established villa areas such as Tosalet, with mature gardens and views across the bay.

Homes with a sense of place

When it comes to luxury real estate, Jávea offers more than one kind of home. Contemporary villas of glass and white render face the sea from the capes. Older Mediterranean villas, with arches, terraces and gardens grown over decades, sit more softly in the landscape.

For a true luxury estate, Jávea looks to its hillsides: homes behind walls and pines, with room for guest quarters, orchards and long views, and rarely on offer. In the old town, a restored house offers something else entirely: history, thick walls and life at the door.

Whatever the style, look closely at orientation, winter sun and the road to the gate, as some routes up the capes are steep and narrow. Much of the land around Montgó and the coast is protected, so confirm what can be built or extended before you commit. The purchase itself follows the usual Spanish steps, with an independent lawyer and a notary.

Beyond Jávea on the Costa Blanca

Jávea shares its cliffs with Benitachell, its neighbour to the south, while Altea lies further along the coast with its white hilltop old town. Inland, Benidoleig and Parcent trade the sea for valley quiet, terraced orchards and mountain air.
