Four coasts, four ways of living

Spain's coastline covers very different places, and costa luxury properties rarely look alike. Some buyers want a marina and a restaurant table at sunset. Others want a pine-scented cove and no neighbours in sight. Knowing which one you are after narrows the map quickly.

Costa del Sol

Marbella sets the tone, with the Golden Mile, Puerto Banús and the gated hills of La Zagaleta. Estepona and Benahavís add greener, quieter settings. Contemporary villas, new builds with open sea views and penthouses near the water are the natural language of this coast.

Costa Blanca

Jávea rests beneath the Montgó, its coves and cliffs turned towards the morning sun. Moraira and Altea keep a gentler pace, and white villas step down the hillsides to the sea. A coast for space, clear light and a village within reach.

Costa Brava

In the northeast of Catalonia, pine forest runs straight into small rocky coves. Begur, Cadaqués and S'Agaró are known for stone houses, discreet estates and homes perched above the water. Girona and Barcelona remain within reach when you want the city.

Costa Cálida

Along the shore of Murcia, the Mar Menor lagoon and the open Mediterranean frame a calmer, less discovered coast. It suits buyers who value privacy, mild winters and golf close to home.

What to look for in a home by the sea

A view sells a coastal home. Daily life decides whether you keep it. Before you fall for the terrace, look at the details the sea tends to reveal.

• Orientation, and how the light moves through the rooms from morning to evening.
• Whether the view is protected or could one day be built in front of.
• Access to the beach and the nearest town, and how the roads feel in high summer.
• The condition of terraces, pools, metalwork and anything exposed to salt air.
• Life in the area through the year, not only in the season.

Choosing a local agent on the coast

Many buyers on the Spanish costas work with a local estate agent who knows each hillside and each street. Whoever you choose, ask for the full picture: licences, community rules and the history of the plot. The purchase itself follows the usual path with an independent lawyer and a notary, and a specialist should confirm the current rules.
