Where the villas meet the water

Marbella's Golden Mile is the reference. Between the town and Puerto Banús, mature gardens run down to the promenade behind some of the most private villas on the coast. East of Marbella, Los Monteros and the shore towards Cabopino are quieter, with pines and dunes.

West of Puerto Banús the coast passes San Pedro de Alcántara and Guadalmina on its way to Estepona, where newer villas face the sea beneath the Sierra Bermeja. Beyond, in the province of Cádiz, Sotogrande pairs its seafront homes with a marina and polo fields. Towards Málaga, Mijas Costa and Benalmádena keep smaller pockets of beachfront villas.

What to look for on the seafront

The sea is the asset, so begin with how the house meets it, and visit on a windy day as well as a still one.

• Orientation: a terrace facing south or south-west keeps the sun until evening.
• Access: whether the garden opens onto the sand or onto the promenade, and who else uses that path.
• Exposure: salt and damp reach further than you expect, so look closely at joinery, glazing and pool equipment.
• The shore itself: coastal rules limit what can change near the water, so have a lawyer confirm the licences before you commit.
