Every Mediterranean island has fine real estate. Mallorca luxury homes come with something rarer: a real capital, a protected mountain range, a fertile interior and a coast whose mood changes from bay to bay. Many buyers still call it Majorca.

Where to look for luxury properties: Mallorca, area by area

Mallorca is a ring of small markets around the Serra de Tramuntana. Each side of the island draws a different buyer, and a short drive changes the rhythm of a day.

Palma and Son Vida

Palma is a real city: a cathedral on the waterfront, stone townhouses behind heavy doors, restored palaces and penthouses in the old town and Santa Catalina. Portixol keeps a fishing-village scale along the bay.

Above the city, Son Vida is the island's most established address: large villas among golf courses, with Palma and its bay laid out below.

The southwest: Calvià and Andratx

West of Palma, the municipality of Calvià gathers the addresses most associated with Mallorca luxury homes: Bendinat and Illetes at the city's edge, Portals Nous above the marina of Puerto Portals, Santa Ponça and Peguera around sheltered bays.

The Serra de Tramuntana

The protected range along the northwest coast allows little new building, so its villages remain much as they were. Deià, Valldemossa and Sóller are the names most buyers know, with Port de Sóller, Fornalutx and Banyalbufar close by.

Homes here are stone, terraced into the hillside, with olive groves and the sea far below. The road in is winding, and that is part of the point.

The north and the east

Pollença and Port de Pollença sit beneath the cliffs of Formentor, quieter and more traditional than the southwest. Alcúdia keeps its walled old town beside the wide, shallow bay of Port d'Alcúdia, and has its own page.

Down the east coast, Cala Ratjada, Portocolom and Cala d'Or lead to Santanyí, whose golden stone houses and coves draw a discreet international crowd.

The interior: luxury estates, Mallorca at its quietest

Inland, between the Tramuntana foothills and the plain of Es Pla, old farmhouses with thick walls and vaulted ceilings have become private estates with pools, orchards and the mountains in view. Look around Santa Maria del Camí, Alaró and Sineu.

What rarely comes to market

Frontline villas in Port d'Andratx and Calvià, and Tramuntana estates with the sea in view, are the scarcest luxury homes. Mallorca luxury property for sale often changes hands quietly, and the finest houses may never be advertised at all.

What to check before you buy a house in Mallorca

Mallorca real estate, luxury or not, follows the usual Spanish path: an NIE number, an independent lawyer, a notary and the land registry. Rules change, and a specialist should confirm the steps.

Each place asks its own questions of a luxury house. Mallorca asks these.

• Orientation: south and west terraces keep the winter sun; the Tramuntana coast loses it early
• Water and power: rural estates may rely on wells, cisterns and solar, so confirm the rights
• Country land: building on rural plots is closely regulated; registered plans should match what stands
• Access: ask who owns a private road and who pays to keep it
• Additions: every pool house and terrace on an extended villa should be licensed
