Many buyers hope to buy a house in Spain and get citizenship or residency with it. A home can anchor your life here, but on its own it grants neither.

What a home gives you, and what it does not
Ownership and status are separate matters in Spain. Your title deed proves the home is yours. It does not change your nationality or give you the right to live here.
Spanish citizenship is not linked to property, so you cannot buy a house in Spain for citizenship. It usually follows many years of legal residence, with further conditions, and each application is assessed on its own merits.
Residency follows the same logic. Spain has closed its property-linked investor visa, so buying a home no longer opens a residence route by itself. The routes that remain exist independently of property, and those most often explored include:
- A residence permit for people with independent means who will not work in Spain
- A permit for remote professionals working for employers or clients outside Spain
- Employment, self-employment or study in Spain
- Family ties to Spanish or European Union citizens
Buying property in Spain after Brexit
For British buyers, Brexit changed the residency question far more than the purchase. You can still buy property in Spain freely, and the process is the one every foreign buyer follows.
What changed is time. As citizens of a country outside the European Union, British owners fall under the Schengen short-stay rules, and owning a home does not extend them.
Plan the stay alongside the search
If you picture long seasons in Mallorca or a full life on the Costa del Sol, settle the residence side as you search. Conditions differ by route and change over time, so an immigration lawyer should confirm what applies to you.
Buying property in Spain for foreigners
Buying property in Spain as a Canadian, an American or any other foreigner follows the same path. The steps are few and well established:
- Obtain an NIE number, the identification number for foreigners
- Open a Spanish bank account
- Appoint an independent lawyer for due diligence
- Sign the deed before a notary
- Record the purchase at the land registry
A base for part of the year
Visitors from outside the European Union face limits on how long they can stay without a visa. Many buyers from further afield treat the home as a base for part of the year at first, then decide whether a residence route suits the life they want.

Can you buy a house in Spain and get citizenship?
No. Nationality is not connected to owning property in Spain. It generally follows a long period of legal residence and other requirements.
Can you buy a house in Spain and get residency?
Not on its own. With the investor visa closed, residency depends on your income, work or family situation rather than on the deed.
Is buying property in Spain post-Brexit harder for British buyers?
